Start-up Planning & Design
  • Solicit input from all stakeholders.

  • Develop a master schedule for the construction project (pre-planning to completion).

  • Prepare a master budget for the construction project.

  • Procure and manage technical service providers – architect, engineers, surveyor.

  • Engage regulatory authorities – planning and zoning, code enforcement, public safety.

  • Develop life-of-project financial reporting system.

  • Continuously perform constructability and value engineering reviews, PRIOR to letting construction documents.

  • Perform periodic cost checks to insure the “as-designed” project is within budget.

  • Present options for bid alternates, equipment packages, bid packages to insure that contractors are bidding an “awardable” project.

At Bidding

  • Assure absolute integrity of the bidding process.

  • Advertise the project (to boost bid competition and to satisfy legal/governmental requirements).

  • Lead pre-bid, on-site meeting.

  • Compile prospective bidder questions; document answers in pre-bid addenda.

  • Distribute bid documents and addenda.

  • Conduct bid opening.

  • Analyze bids and verify contractor qualifications.

  • Recommend contract awards.

  • Disseminate award notices, contracts, notice to proceed to successful bidders.

During Construction

On many projects, owner’s delegate management of the Contractor and the construction process to their Architect.  On most projects this is a mistake.  CCS Group staff are all experienced construction professionals that will:

  • Lead the building team -- ever mindful of the best interests of its client.

  • Impartially evaluate field and design dilemmas.

  • Manage budgets and change orders.

  • Systematically present progress and budget updates.

  • Track and review contract and technical submittals.

  • Develop and maintain the CPM Schedule.

  • Analyze the impact of weather delays or other events on delivery timeline.

  • Help contractors get timely answers to work-in-progress questions.

  • Monitor quality control – of completed installations and of testing services.

  • Evaluate and negotiate contractor “extras.”

  • Manage contractor and vendor payment.

  • Resolve “punch list” items.


  • Project close-out portfolio (assemble warranties, as-built documents, operation/maintenance manuals).

  • Organize classes on facility operation/maintenance for involved staff.

  • Assist Client with procuring items (furnishings, fixtures, systems) and completing build-out.

  • Coordinate occupancy inspections and attain permits.

  • Represent client for warranty items throughout the warranty period.
